Horseshoe Lake State Park: A Madison County, Illinois Gem

Sunset at Horseshoe Lake State ParkWhen I was a child, I remember being bundled up in the winter time and taken to a magical place where my father and the uncles built a roaring bon fire. 

They would lace skates on to all of the kids and themselves and we'd glide across a sparkling frozen lake or find a place on the shore to enjoy hot chocolate and count the times various family members fell down or executed a turn or a spin. This was where I learned that my weak ankles would never support an Olympic dream.

The gorgeous place was called Horseshoe Lake.  Today it is a 2,960-acre Illinois State Park and it is still beautiful.

Located along IL-111 near both Granite City and Collinsville, Illinois, the lake sits just east of the Mississippi River.  In fact, the oxbow-shaped lake was formed in prehistoric times when an old river channel was cut off after flooding caused a directional change in the Mississippi's flow.

Native American artifacts from as early as 8000 B.C., the Archaic Period, have been found around the lake as well as items from the Woodland Period from 1000 B. C. to 1000 A. D. when the nearby UNESCO World Heritage Site -- the ancient city of Cahokia -- was thriving. It's thought that Cahokia, also called the City of the Sun, used the lake's fish as an important food source.

egret at horseshoe lake in illinoisBecause of its position near the Mississppi River flyway, Horseshoe Lake is filled with both migrating and resident birds. I've seen Snowy Egrets, Great Herons, Coots (old and young!), Ducks, Geese and many feathered friends that send me running to the nearest birding guide to see what they are. 

Birdwatchers report that more than 55 species have been seen at the lake. Here's an Illinois state birding checklist so you can note the birds you see at Horseshoe Lake.

Because it is ancient, Horseshoe Lake is a shallow lake, that has filled with silt over the centuries to leave it with an average depth of approximately three feet according to the Illinois Department of Natural Resources. It's also the second-largest natural lake in Illinois after its much bigger brother, Lake Michigan.

Fishing at Horseshoe Lake State ParkFishing enthusiasts will find the lake stocked with crappie, carp, bluegill, channel catfish, bass and buffalo. Boats with motors of less than 50 hp are allowed except during waterfowl hunting season. A state fishing license is required. Stop in at park office for all the details.

Horseshoe Lake State ParkThe lake is ringed with pavillions that are used by families for birthday parties, reunions and graduation celebrations on a regular basis. If you take a large group to Horseshoe Lake, just register for a shelter as far in advance as possible by calling 618-931-0270.

There is space for nearly 50 campers or tents. The campground at Horseshoe Lake is open from May through October. Playgounds, volleyball courts and four miles of hiking paths around the lake provide plenty to do.

Sorry Rich, But I Need An Agent Who Thinks Like It's Still 2005

You must price your home based on the realities of 2009 if you want it to sell.

Kristina and I will always give you a price range when we talk with you about listing your home for sale. Depending on your motivation, you can choose a high, mid or low point in that range. The higher price you choose, the longer the house will stay on the market. The greater your motivation for a quick sale, the lower you should place your home in the range.

Crofton MD Real Estate - Richard IarossiMost agents I know will give a seller a price range during a listing presentation. Somewhere on the scale is where the house should sell, based on what is happening in the market now, not 4 or 5 years ago.

Most sellers understand this basic concept. Along with the parameters of Price, Location and Condition, the unspoken but very important parameter is "timeliness." The sale is "now," not some point in the past.

Despite the simplicity of the concept, every once in a while we run into a seller who uses phrases like; "I'm not going to give it away," or "I'm not going to lose money." I ran into one recently during a listing presentation.

His concept of the value of his house was firmly rooted in 2005. Of course, you remember that late 2005 was probably the high in real estate home values, before the multi-year decline.

He had been living in the house for thirty years, so losing money was really not a consideration. For him though, the value of his house stopped when it peaked around 2005 or 2006. He wouldn't acknowledge the fact that the value of his house did decline since then, along with the rest of the market. No, he didn't lose money, but he did lose uncashed equity.

He wasn't listening to my discussion about comps, so I don't think he really heard my message. After all, if his house was worth that much more in 2005, it was darn well still worth that amount. Take a bite out of the "Reality Sandwich," the market will let him know soon enough.

We parted our ways and I'm sure I'll see his house listed for the 2005 price soon. That's just the way the system works. In the end, the seller sets the price, the agent tries their marketing, and both live with the consequences.

It works better though, when the price is set in the present, not the past, and certainly not in the future.

Edwardsville Illinois Year-to-Date Home Sales Report

Thirty existing homes were sold in Edwardsville, Illinois during June 2009 at an average sale price of $178,187. Resale homes that closed during the month had been on the market an average of 119 days.

New home sales in Edwardsville continue at a low pace with just three sold in June. The average new home price for those sold during the month was $298,333 and they had been on the market an average of 322 days prior to closing.

In July 2009, no new homes were sold in Edwardsville and 33 existing homes closed. The homes that closed during the month had been on the market an average of 139 days prior to selling and sold at an average price of $176,356.

Currently, there are 214 active resale homes on the market in Edwardsville and 20 new construction homes. At July's sales pace, that means there is more than 6 months worth of existing home inventory available in Edwardsville. 

What does this information tell a seller in the current market?  That your home should be priced correctly and be presented in the best possible condition to rise to the top of the choices in your price category. Don't "test" the market with a price higher than recent comparable sales to "see what happens." What will happen is this: buyers will turn to properly priced properties and write offers while your home lingers on the market.

How Homeowners Can Get from ‘For Sale’ to ‘Sold’

Face facts. The consensus is in. The real estate market is the worst it’s been in decades. What’s more, there isn’t going to be a miracle ‘V’ recovery, so say many economists. When the market does recover, house appreciation will be slow and steady. Even then, it’s unlikely the market will regain full value for at least 10 years or more.

 

Now is NOT the time to make a killing. Got a lake property? An estate? Acreage? A ritzy house in a ‘to-die-for’ suburb. Think the land is worth more than the house? Own a unique property that only a select few would be interested in purchasing? Counting on a tear-down opportunity? These days, buyers aren’t in the mood for speculating. They’re looking for houses in tip-top condition that won’t lose value down the line.

 

Don’t fight the market. Not only is the market is too strong for any one homeowner to combat, it can’t be fought or outsmarted.

 

Not all MLS listings are created alike. While the attraction of saving commission with a discount broker is appealing, in today’s market every property needs TLC and full marketing support. National companies spend big bucks to appear at the top of popular real estate Web sites, and for good reason. The more buyers they can attract to their listings, the better their sales.

 

Stop thinking you know more than your real estate agent. The best agents live with real estate 7 days a week, 24 hours a day. They eat, drink, sleep, and even dream real estate. When you think you know better than your agent, ask yourself this question: How much time lately have I spent studying the real estate market? If your answer is less than 12 hours a day, then you really don’t know anything.

 

Don’t try to convince yourself that your house is the exception to the rule. EVERY HOUSE has been affected by this ‘Buyer’s Market of all Buyer’s Markets’. Even yours!

 

Price your house competitively. And if, after a reasonable amount of time, the price doesn’t generate enough showings, lower it. Not just once or twice, but tenaciously ... about 1 to 2% every month. There’s nothing worse for a homeowner’s morale than to have a house sit on the market with absolutely no interest and no buyers.

 

Don’t leave negotiation room in the list price. Usually the ‘negotiation zone’ is exactly the amount that will keep a buyer from seriously considering your house. When a house is overpriced, buyers are convinced the sellers are not only being unrealistic but will dig in their heels during negotiations. Because of that, many a buyer — who might otherwise love your house — won’t even try to make an offer.

 

Think like a buyer. You were a buyer once, remember? When you were on the other side, didn’t you approach the purchase with the idea that there was no way you were going to pay more for the house than it was worth? Guess what? The buyer of your house is thinking exactly the same way.
